The office area makes up a major part of the project, laying out a complete plot size of 182,939 m2 with an expected average selling
price of 6,000(KD/m2). This will add to 27% of the project’s total revenue while generating 1,097,634,000KD. Reviewing the current
average commercial land rates (KD/m2) in Kuwait the price exceeds only in Hawalli at 4,000(KD/m2) yet still managing to remain lower
than Fahad Al-Salem St. 12,000(KD/m2).
Operation of hotels and the different facilities they accommodate, create a total plot size of 228,674m2 with a forecast of an average
selling price of 2,500 KD/m2. Joining the plot size with the selling price results in the expected revenue of KD571,685,000 equaling
14% of the total revenue. The average commercial land rates are in contrast with those of the mixed use plots since they share an equal
value in price/m2.
The total expected revenues for the inception of the Neira Financial Hub is KD4,038,381,200 covering a total plot size of
4,644,308m2.
