The development consists of many entities that have been combined to form one strategy. The strategy works along the lines

of having all the facilities meet the needs of the individuals working at Neira.

The residential buildings will serve as a backbone to Neira’s future community and will constitute of beach houses, villas,

and super deluxe apartments. Mixed use buildings will include apartments, retail shops and shopping malls while office

buidings will provide space serving local and international companies. The government area will include facilities such

as schools, universities, hospitals and ministries. The hotel area will also accommodate space that will be dedicated to

5-star hotels, resorts, extravagant spas and an entertainment center. In addition, the eco-friendly activities will be heavily

implemented in the development where green buildings and/or landscaping have been taken into account. All the buildings

in the development will be certified in meeting the eco-friendly requirements. Such requirements include solar glass panels

to generate electricity and ISO certified electrical generators that have reduced fume emissions. In terms of landscaping, the

ratio of buildings to land is at least 1:2. Areas of greenery will exceed developed areas to promote a cleaner environment by

reducing the congestion of fumes and smoke from transportation vehicles in the development.
